As a Seller, there aren’t many out of pocket costs for you, they are built into the purchase price. Costs include:

1) Real Estate Commissions of 8% (built into the purchase price)

2) Capital Gains Tax (will have to be calculated and built into the purchase price)

3) Consider the timing for renewal of your Bank Trust (if applicable) so you don’t have to pay another year

4) If you have a mortgage, pre-payment penalties may apply

  1. How much will capital gains be?

Capital Gains varies, and should be calculated by an independent tax expert and a Notario legal professional. There are a variety of options from paying 25% without deductions, to 28% tax on the remaining amount of profit after deductions and there are also many situations where you may be exempt from paying capital gains tax. Very simply, you

  7. Norario collects taxes, registers the deed, disperses payments

If you have a mortgage on the property, a bank representative will be involved and will show up for the closing as well.
